Florence by Mosaic is a beachfront collection of nine full-floor residences at Burleigh Heads. Designed with Bureau Proberts and built by Mosaic Construction, the sculptural building uses curved glazing, cantilevered balconies, textured finishes and subtropical planting to respond to its coastal setting. Each residence is planned as a house-like home with private lift access, expansive living spaces and floor-to-ceiling ocean views. A ground-level resort pool and landscaped relaxation area provide private recreation space.
Together with neighbouring Augusta by Mosaic, Florence forms part of a layered community title scheme, requiring a governance framework that balances the responsibilities of the individual residential scheme with those of the shared Principal Body Corporate. Stratacare’s consultancy considered both the standalone needs of Florence and the coordination required across the broader layered scheme structure.
Drawing on Stratacare’s experience across multiple Mosaic developments, our consultancy was tailored to the unique requirements of a layered beachfront community. With Florence and Augusta operating within an interconnected scheme structure, careful consideration was given to shared responsibilities, budget allocation, operational efficiencies and long-term governance arrangements. The outcome was a practical and transparent framework designed to support both individual scheme autonomy and effective management of shared assets across the wider community.
